Security and building systems for property managers and multi-tenant buildings
You answer for the whole building: the front door, the garage, the common areas and the water above every ceiling. Vega Security installs and supports the systems that let a management company do that, in one building or across a portfolio.

A building you took over, with systems nobody documented
Few managed buildings are handed over with their systems in order. The entry panel dials through a telephone line that is being retired, half the fobs in circulation belong to people who have left, the recorder has a password nobody holds, and the telecom closet has grown without a single label.
Our client is the company that owns or manages the building: a property management firm, a condo management company or the owner's own team. We work in occupied buildings, with notice to the occupants and around their daily routine, and we report to one person at your office.
- Fobs and keys nobody can account forCredentials stay active after a tenant or an employee has left, and nobody can say who still opens the garage.
- An entry panel at the end of its lifeThe directory is out of date, each change means a service call, and the panel depends on a telephone line.
- Water damage that travels downOne failed hose on an upper floor reaches several units and the common areas before anyone is told.
- No mobile signal in the garageOccupants and staff lose service in the underground parking, the stairwells and the elevator lobbies.
- A different contractor for every systemEach one knows its own equipment, and nobody holds the records of the whole building.
The systems a managed building depends on
Each one is a service of its own and can be ordered alone, for a single building. Installed together, they share the same doors, cabling and network.
- Intercom and phone entryReplaces the entry panel at the main door, the garage and the delivery entrance. Calls reach a phone, and your office updates the directory without a site visit when occupants change.
- Access controlFobs, cards and phone credentials for the common doors, the garage, the amenity rooms and the service areas. A credential is cancelled in seconds, the history shows who opened what, and several buildings are managed from one console.
- Electronic locks and door hardwareMagnetic locks or strikes on the glass lobby doors, an automatic operator at the accessible entrance tied to the fob reader and the intercom, and closers adjusted so that the common doors latch behind people.
- Video surveillanceCameras at the entrances, in the lobby, the garage, the parcel room and the waste room, with remote viewing for your office and footage that can be found when an incident is reported.
- Video analyticsPlate reading that opens the garage door for the vehicles on your list, an alert when someone walks down the ramp, and a quick search when an occupant reports damage in the parking.
- Water Leak Detection SystemSensors at the risk points and motorised valves that close the supply by unit, floor or riser, with an alert that names the place. It is quoted to the company that owns or manages the building.
- Cellular signal boostingBrings mobile service into the underground garage, the basement and the stairwells, designed from a signal survey and for several carriers at once.
- Fibre optic installation and cablingThe riser and the backbone of the building, including passive optical networks where many units are served, and the extension of a carrier's service from the building entrance to a suite.
- Enterprise Wi-FiCoverage for the lobby, the amenity rooms, the management office and the common areas, with the staff network kept apart from the guest network.
- Security and network auditsA written inventory of every system when you take over a building or prepare next year's budget: what works, what does not, and what can be reused.
How the work is carried out in an occupied building
The building does not stop for our work. The sequence is the same for one door and for a whole portfolio.
- A walk-through with your building staff
We visit the entrances, the garage, the mechanical rooms and the telecom rooms with the superintendent or your technician, and note what is installed, what still works and who holds the passwords.
- A quote your owner or board can read
One document per building, with the equipment named and what is and is not included. Options are priced separately, so they can be approved one at a time.
- Installation, with notice to the occupants
Work in the common areas is scheduled with you and announced in advance. An entrance is not left without a working panel overnight: the old system stays in use until the new one is ready to take over.
- Handover to your office
The credentials and the directory are loaded, your administrators are shown the software and the records are delivered. From then on, your staff call the same team for additions, changes and service.

What your management office receives
- Administrator access to each system, in your company's name rather than a contractor's
- The list of doors, readers, cameras, sensors and valves as installed, building by building
- The directory and the list of credentials as loaded on the day of handover
- A short guide to the intercom that you can pass on to the occupants
- Instruction for the superintendent and for your office staff

Questions property managers ask us
Can you take over systems that another company installed?
Yes. We begin by identifying the equipment and by recovering or resetting the administrator access where that is possible, and we tell you what can be kept. Replacement is proposed only for what is no longer supported or cannot be repaired.
Who is your client in a condo or rental building?
The company that owns or manages the building. We do not sell to individual occupants: a request that concerns one unit goes through the management office.
Can the same fob work in several of our buildings?
Yes, when the buildings are on the same access control platform. One console then manages every site, and a credential is issued or cancelled once.
Do you work while the building is occupied?
Almost always. The work is planned with your office, announced to the occupants and sequenced so that an entrance keeps working while its equipment is changed.
Can we do one building now and the others later?
Yes. We quote building by building. Choosing the equipment with the rest of the portfolio in mind keeps the later buildings compatible with the first.
How does a water leak system avoid cutting the water to everyone?
The valves are arranged by zone: unit, floor or riser. A sensor closes only the valve of its own zone, and the alert names the place where water was detected.
